Plans for Thousands of New Homes on Derby’s Outskirts Unveiled

Derby is planning thousands of new homes on its outskirts, facing challenges in land allocation and development approvals.

Derby: Thousands of homes are planned for the outskirts of the city. However, there are some challenges. Key plots of land are being added and removed from development plans. Amber Valley, Derby, and South Derbyshire are figuring out where to build homes over the next few decades.

Derby City Council says it lacks space to meet government housing targets. Amber Valley Borough Council wanted to designate land between Brun Lane and Radbourne Lane in Mackworth for 2,000 homes. This plan is currently under review by government inspectors.

Inspectors Anne Jordan and Alison Partington have raised concerns about the Brun Lane site. They believe it may not be feasible for development. This site was crucial for the borough’s housing plans, and the council now faces tough choices about its future.

If the council decides to move forward, it has about six months to make changes. They will need to consult the public and hold new hearings. The inspectors noted that assuming land at Brun Lane was available was a mistake.

While the inspectors recommend removing Brun Lane from the current plan, they see potential for future development in that area. They suggest identifying it for future housing growth, along with a master plan for necessary infrastructure improvements.

During a public inquiry, the farming family that owns the land opposed its use for housing. The council may consider compulsory purchase of the land. The owners proposed a smaller site for 600 homes, but this was rejected due to lack of analysis.

South Derbyshire District Council is also planning housing. They aim to earmark land for 250 homes near Brickyard Wood in their upcoming Local Plan review. This is in case Amber Valley continues with the Mackworth site as a growth option.

South Derbyshire is also looking to expand housing near Mickleover and Chellaston. They plan for a 2,500-home extension to Mickleover and a 2,000-home extension in Chellaston. This is part of the Infinity Garden Village project.

The Mickleover plan includes homes, employment land, a retirement village, and community facilities. The Infinity Garden Village extension will add to the 4,500 homes already planned, potentially totaling 6,500 homes.

Additionally, a large extension to the Infinity Park business estate is expected to create 5,000 new jobs. This will link to the A50 and include more employment sites and community amenities.
