Patchworks Housing Development to Be Finished by 2028 in Walthamstow
The Patchworks scheme in Walthamstow is set for completion in 2028, reviving a stalled housing project.

Walthamstow: Work is back on track for the 583-home Patchworks development on Forest Road. A new developer has stepped in to revive the project, which had hit a snag.
The Waltham Forest Council confirmed that the project will now wrap up in 2028. Originally, it was supposed to be done by March 2025, but things changed when the previous developer, Inland Homes, went into administration.
Vistry Group’s Countryside Partnerships is now in charge. They’re planning to add not just homes but also commercial spaces, gardens, and play areas. Sounds like a nice community vibe, right?
The council first approved this development back in March 2021. They had already started building two blocks before everything fell apart with Inland Homes.
Before the collapse, there were some serious issues with the company’s management. It turned out the board didn’t know about some questionable financial dealings by the former boss. Yikes!
After a series of resignations, including the chairman and the founder, the company faced massive losses and eventually stopped work on Patchworks.
Now, Kevin Delve from Vistry is excited about the project. He believes these homes will really help meet local housing needs. It’s all about making a difference in the community.
Ahsan Khan, the deputy leader, is also on board. He’s thrilled to see more affordable homes coming to the area, especially for those who need it most. It’s about keeping families close together.
Stuart Churchward from London BTR Investments is happy too. He sees Walthamstow as a hot property spot and is eager to offer new apartments with a professional rental experience.
