New 87-Home Estate Planned for Grassland and Bus Storage Yard
A new development of 87 homes is proposed for grassland near Radcliffe, aiming to provide affordable housing options for the community

Radcliffe: So, there’s this new plan for 87 homes right between Radcliffe and Bury. It’s set to go up on some grassland that’s been pretty much left alone.
Westchurch Homes is the company behind it, and they’ve already sent their plans to Bury Council. The site is off Dumers Lane, not too far from the Bealey Industrial Estate.
Most of the area is just a mix of wild grass, brambles, and a few trees. There’s also some hard ground where buses and vehicles are stored, plus a car wash and some industrial buildings.
There are houses nearby, too, along the southeastern side of the site. Westchurch wants to build a mix of flats and different types of houses, including terraced, detached, and semi-detached.
They’re planning for 18 one-bedroom flats, 14 two-bedroom houses, 34 three-bedroom houses, and 21 four-bedroom homes. Plus, they’ll have 142 parking spots for everyone.
The developer claims this project will be 100% affordable, which is great for folks who can’t pay the usual market prices. They also mentioned that using this brownfield site helps save green spaces.
According to Westchurch, they’ve designed the layout to fit well with the area and balance private space with the homes. They’re also ensuring there’s enough distance between the new homes and the existing ones nearby.
Access will be from Dumers Lane, with a central road running through the site and some cul-de-sacs branching off. They’re aiming for a nice variety of house types to meet different needs.
The buildings will be between two and 2.5 stories high. They believe this location is perfect for housing since it’s in the urban area and not in the green belt.
Now, it’s up to the planners at Bury Council to take a look at these proposals.
