Mumbai: The Mumbai Metro Rail Corporation Ltd (MMRCL) is gearing up for a big event. They’re holding a pre-bid meeting on January 20, 2025, for a Request for Proposal (RFP) about developing a prime spot at Nariman Point. Bidders can expect answers to their questions by January 27, 2025, and the bids will officially open on February 17, 2025. This RFP, which came out on October 8, 2024, is for a long-term lease on a plot known as CTS No. 1987 and 1988 at Nariman Point. The project is valued at around Rs 5,173 crore and will include over 12,000 square meters of office space. Plus, MMRCL wants the rehabilitation part of the project done before it officially opens for business.

This is a big deal because it’s the first time a land parcel in such a prestigious area is being auctioned off. Knight Frank is on board as the advisor for this landmark auction.

There’s already buzz around this project, with talks happening between MMRCL and some major developers like Blackstone Group, Tata Group, and Lodha. It seems like there’s a lot of interest from both global and local players.

The winning bidder will need to set up a Special Purpose Vehicle (SPV) under the Companies Act, 2013, to manage the development. The lease is for 90 years, with a four-year construction period. Bidders also need to put down a security deposit of Rs 51.73 crore.

This land is in a prime spot right above the Vidhan Bhavan metro station, making it super accessible. The money from this auction will help fund Mumbai’s metro projects, which is a win-win. Plus, developers will get a smoother process with the Municipal Corporation of Greater Mumbai since MMRCL has already submitted the project plan for approval.

The plan is for a mixed-use development that includes office spaces, luxury homes, and hospitality options. It’s also the first project in Mumbai to follow the new transit-oriented development policy, which is pretty exciting. With direct metro access, it’s set to be a game-changer for urban planning.
