Stockport: A developer is looking to build over 500 new homes in a village. Harrow Estates has plans for a big expansion at Woodford Garden Village, adding 540 homes on 35 hectares of green belt land.

The new homes will include one and two-bedroom apartments, plus houses with three to five bedrooms. About half of these will be affordable, offering options for social rent and ownership.

There are also plans for 15 self-build plots and 75 extra care homes for older folks, all marked as affordable. Almost half of the area will be green space, which is pretty cool.

Woodford Garden Village got its first planning permission back in 2015. Since then, over 600 homes have popped up where the old Woodford Aerodrome used to be, along with a pub and a primary school.

They might even expand the local primary school to accommodate more kids.

New community spaces are in the works too, including a hub next to the Avro Heritage Museum. This will have a café and a community building, making it a nice spot for locals.

There’s also a mobility hub planned, which will encourage biking and walking. It’ll have bike storage, changing facilities, and even rental and repair services. Plus, there’ll be extra parking for visitors to the nearby golf club.

This setup aims to ease traffic issues that residents have been facing on Old Hall Lane.

The extension could also help expand Woodford Primary School, which was built with future growth in mind.

Harrow Estates plans to work with Stockport council to figure out local school needs during the planning process.

The new homes will connect to existing routes, promoting walking and cycling to cut down on car use.

Tim Noden, the planning director at Harrow Estates, mentioned that these homes will help meet the high housing demand in the area.

He also noted that the design focuses on the landscape, with a lot of open space and plans for biodiversity improvements like wildflower meadows and more trees.

Plus, they’re looking to create a flexible community hub that can serve various needs.
