Derby B&B Faces Conversion to Flats Amid Community Concerns
Plans to convert a Derby B&B into flats spark worries about community impact

Derby: There’s a bit of a stir in town over a bed and breakfast that might be turned into flats. The Thornhill Guest Lodge is up for a change, and folks are worried about what that means for their neighborhood.
The city council is set to decide if Ignite Enterprises Ltd can convert the B&B into three flats for around 25 people. The current owners want to retire, and the new company thinks this change will fit better with what people need in the area.
Each flat would be on a different floor, and they plan to make it a House in Multiple Occupation (HMO). But not everyone is on board with this idea. A bunch of residents—26 to be exact—have sent in letters objecting to the plans.
People are concerned about parking, traffic, and how this could change the vibe of the street. There’s also talk about potential crime and whether the local infrastructure can handle more residents. One councillor, Carmel Ashby, is particularly worried about how this could affect families with young kids in the area.
On the flip side, Ignite Enterprises believes these new flats could actually help the community. They argue that the location is great for residential development, especially for those who don’t drive. Plus, they think it’ll help reduce any nuisance or vandalism in the area.
Planning officers have given a thumbs up to the proposal, saying the benefits of more housing outweigh the potential downsides. But the councillors can still vote against it if they feel strongly. The big meeting is coming up on Thursday, January 16, so we’ll see what happens!
