The folks behind this idea run Country Kennels and Cattery. They want to use land that isn’t really suited for farming anymore. Their proposal includes features like monitored parking and areas for dog waste, which is pretty thoughtful.

This paddock would be right next to the A38, a busy road that connects several local areas. The planning statement mentions that even though there are similar businesses nearby, there’s still a demand for this kind of space.

Now, the land is in a flood zone, but the applicants argue that since they’re not building any structures, it shouldn’t increase the flood risk. They’ve also noted that if flooding does happen, they’d just pause operations until it’s safe again.

Interestingly, the land isn’t great for traditional farming due to the flood risk. So, they plan to fence it off, allowing dog owners to let their pets run free without worrying about them bolting.
