County Durham: So, Bellway is looking to build 81 homes in a little village called Hawthorn. They’ve got plans for not just houses but also some open spaces and even a convenience store. Sounds pretty neat, right?

This site is about 15 acres and is located off Stockton Road, right between some residential areas that have popped up over the years. They’re planning to make around half of it open space, which is great for the community. Think play areas, a community orchard, and spots for wildlife. Plus, they’ll set up a new drainage system to keep things sustainable.

Martyn Earle, the Strategic Land Director for Bellway, mentioned that Hawthorn is a well-connected village and can really use these new homes. They’re aiming to fill some gaps in local facilities, like affordable bungalows and a shop, which the village currently lacks.

Out of the 81 homes, there will be 12 affordable ones, including eight bungalows and four houses. Bellway is also planning to chip in for local services like education and healthcare, which is a nice touch.

They even held a public consultation in November to get feedback from locals before finalizing their plans. It’s good to see they’re listening to the community.

Martyn also highlighted that sustainability is key in this project. They’re planning footpaths and cycle paths to connect the new homes to the village and public transport links to nearby places like Hartlepool and Sunderland. The homes will be low-carbon, heated by electric air source heat pumps, which is pretty cool.

During construction, this project is expected to create about 115 jobs, plus another 60 in related industries. And once the new residents move in, they’re estimating an extra £975,000 in local spending each year. That’s bound to give the local economy a nice boost!

Now, Durham County Council will take a look at the application and run their own consultation before making a decision. It’ll be interesting to see how this all unfolds!
